How Does Someone Become an EXPERT on Section 8? Meet Jay...my first Collab! And I how I got him to collaborate with me on Youtube.

I’ve been trying to get this man Jay to do a collaboration with me for at least two years now. He has a much larger Youtube Channel. Link to it here:

I was inspired by his channel when I was making my Youtube playlist about how Section 8 works. Between watching Jay’s Section 8 videos and questioning the director of Taylor Housing Commission, I was able to put together a playlist in 2020 mostly of how Section 8 works. It’s important for landlords and property managers to understand the system to better service tenants and the owners of the properties that become Section 8 rentals. Here’s a link to the whole playlist here:

I did make one video that really blew up my channel, but it wasn’t because so many investors — my actual target market — watched it. It was because tenants ate it up. Well, Jay found it too and he even commented on it. He said something like, “Interesting.” I ran and told my husband, “LOOK!!! Look who commented on MY video!!!” My husband didn’t get it. “Pat, he is HUGE on Youtube and he watched MY video!”

Here is my video that blew up and caught Jay’s attention. He even told me later that he was maybe jealous how well it ranked. He called me a “competitor.” Hardly. I just want investors to see my expertise and to buy my houses that my husband and I flip.

I was just trying to show potential investors that getting on Section 8 isn’t as easy as they might think. The tenants who have it are NOT the bottom of the barrel types landlords think they are. But the comments were all from people trying to get on Section 8. Obviously! Look at my thumbnail! You could call it CLICKBAIT!

I didn’t have the answers my viewers needed, but I knew Jay did. I replied to them and said, “Go to @Section8Consulting on Youtube and tell him MONIQUE BURNS sent you.” I figured it would be a good way to get Jay to do a collab with me. It took TWO YEARS but it worked! When we had our first phone call, you’d think the president of the United States was on the phone with me. I was a grinning fool. You can see me in today’s video how giddy I am.

Jay’s history is interesting. He came from being a homeless teenager. I’m sure there is a lot he does not share. But feeling victimized by The System inspired him to make himself an expert on how it works.

I mentioned to a favorite caseworker at Taylor Housing Commission that I’m doing this collaboration with Jay. She scoffed at it and said there are no tricks to getting a voucher. How could he possibly help people? But Taylor Housing is a well run Public Housing Authority. Maybe they don’t realize how awful it is for tenants and owners to navigate other housing commissions. I did have 6 months of rent held from me by Detroit Housing Commission. That story will be in one of my future videos I took from the collaboration.

Be sure you’re subscribed so you can hear our whole Q & A. This one is just an introduction. But what a story Jay has!
