That sounds great… but it’s not how it actually works.

After years of owning Section 8 rentals, running a property management company, and helping investors across Detroit, we’ve seen firsthand how MSHDA damage claims really work—and where landlords get it wrong.

Here are 11 common myths—and the truth behind them.

Myth #1: It’s easy to get money back from MSHDA

Reality: It’s not. The process is detailed, paperwork-heavy, and slow. If you’re expecting quick money, you’ll be disappointed.

Myth #2: You need a court judgment

Reality: You don’t need a judge. You just need clear, provable documentation of damages—photos, invoices, and records.

Myth #3: You’ll get the full $3,000

Reality: MSHDA pays up to $3,000.
They subtract the security deposit—and they may deny parts of your claim. The more documented damages you provide, the better your chances. The minimum claim they will reimburse is $300.

Myth #4: You can bill for your own labor

Reality: You cannot bill for your time.
Only contractor labor is eligible. Owners can only bill for materials.

Myth #5: One lump sum invoice is fine

Reality: It must be itemized and professional—no handwritten totals, no vague numbers.

Myth #6: Any invoice guarantees payment

Reality: Not even close. Claims are often reduced or denied if documentation isn’t strong.

Myth #7: Filing a claim removes the tenant

Reality: The tenant is usually already placed in another property.
Your claim does NOT automatically remove them from the program.

Myth #8: All Section 8 tenants qualify

Reality: This reimbursement is specific to MSHDA (Michigan).
Not all Section 8 programs offer this protection.

Myth #9: You can file anytime

Reality: You have 120 days from tenant move-out. Miss it—and you’re out of luck.

Myth #10: You’ll get paid quickly

Reality: The process is slow. Expect delays before seeing any reimbursement.

Myth #11: Pet damage is covered

Reality: It’s not. If you allowed pets, you assumed that risk.
